House Rules

1. Please be respectful to the property. It is someone's home and business. Any damages / issues, please report to the host immediately to avoid charges and find a resolution
2. Strictly no party's. There are sound detectors within the property, and if a party is identified, you will be asked to leave by security immediately.
3. Please respect the neighbours, quiet times (9.30pm -8am)
4. Please leave the property as close to how you found it
5. No Pets unless pre-agreed
6. No Smoking / Vaping
7. XBOX- Please do not damage / steal this. You will be charged if there are damages / theft. Up to £500.

The space
The house boasts 5 bedrooms, 2 bathrooms, luxury bedding & plenty of storage space.

The property also features private drive parking.

The house can accommodate up to 10 people.

The current bedroom layouts are:-

Bedroom 1: 2 x Single Beds (or 1 x Superking)

-Bedroom 2: 2 x Single Beds (or 1 x Superking)

-Bedroom 3: 2 x Single Beds (or 1 x Superking)

- Bedroom 4: 1 x Double Bed

- Bedroom 5: 1 x Double Bed

- Living Room/Snug Area - 1 x Sofa Bed

Single beds can link together to form Super King Beds on Request.

There is a large open kitchen dining area which can seat up to 11 people.

It is equipped with a modern kitchen stocked with all utensils/items you would need when away from home. It has a gas cooker, oven, dishwasher, washing machine and fridge/freezer.

There is tea/coffee/sugar/milk available for all guests and coffee pods for the coffee machine within the kitchen.

All guests have private access to enclosed slabbed garden area with an outdoor dining table.

There is a spacious open diner/ living room with smart TV, streaming services and Internet access.

There is also a snug area off the living room equipped with an Xbox to sit and enjoy. There is plentiful seating areas for ultimate rest and relaxation.

There is also downstairs Bathroom available for use.

Upstairs has a recently refurbished bathroom with grey hues, equipped with Egyptian cotton towels, complimentary toiletries (toilet rolls, hand soap, shampoo, conditioner and body wash).

Off the landing there are 4 stylish bedrooms with comfortable beds, storage for clothes and luggage and full-length mirrors.

There is private parking on the drive (fits 4 average sized cars) with plentiful on street parking.

Gas central heating and double glazing throughout.

**Birmingham NEC/Resorts World is 5 miles away, 15 minutes by Car,
**Birmingham City Centre is 7 Miles away, 20 minutes by Car.
**Jaguar Land Rover, Solihull - 1 Miles away, 4 minutes by car, 15 minute walk

PLEASE NOTE: Before your booking begins, you will need to verify your details with us to complete your booking. You will be contacted via email and/or text to complete the verification.

You will also have to pay a refundable deposit due to accidental damages. If no damage has occurred, the full amount will be returned.

You will have the whole house to yourself and will not be sharing with anyone.

Late Check Out Charges:

• Late check out can be extended by 1 hour if needed but you must let us know in advance so we can inform our cleaners.
Failure to leave 2 hours after check out time will result in a £50 charge. Anything after 2 hours will result in a day rate charge.

Check In Details:

• Times are from 4pm. Early check in can be arranged. If before 2pm, an additional charge may apply.

Smoking Policy:

• There is strictly NO SMOKING policy and if found to have been smoking there is a £150 charge.

Lost Keys:

• Loss of front door key or no return of front door key/fob will result in a £50 charge

Damages to XBOX or controllers that isn't notified to host during stay: £500
stolen xbox or controllers charge: £500.
Guest access
Your booking is for the entire house and garden. Accommodating up to 10. 11 guests if sofa bed in use.
Additional notes
Guests can benefit from Private Parking or the duration of their stay.

Guests may be required to leave a security deposit via a secure scheme for their stay. This is fully refundable at the end upon check out if no damage has occurred. Please ask the host for further details.

If any guests break the quiet times, house rules & cause noise disturbances they will be charged a £100 call out fee and will be removed from the property immediately.

My name is Hannah and I am the host of Sapphire House. I have been hosting properties for 2 years. I was previously a Physiotherapist within the NHS until I had my Son and I ventured into serviced accommodation. I never looked back! I absolutely love being a host and meeting / talking with many different people. Property is a real passion of mine and being able to pursue this and spend as much time with my Son as possible is a real dream for me.
